There was no slowdown in sight in Ballygunner last weekend as the new Cnoic Caislean development shifted 15 units in two days.
The sales blitz was music to the ears of Purcell Properties, producing the sort of business the local property trade hasn’t seen for quite some time.
“A mix of the old maxim – ‘location, location, location’ and exceptional value combined to give Cnoic Caislean the most successful launch achieved anywhere in the south east in recent times,” said Conor Purcell of Purcell Properties.
“It also sends a very strong signal to the market that there are buyers out there who have mortgages organised who are prepared to commit to purchasing if the location and price are right.”
Located opposite Saint Mary’s Church in Ballygunner, prices at Cnoic Caislean commenced at €169,950 for a two-bedroom terraced, with the 980 square feet, three-bedroom semi (€199,950) proving particularly popular.
The development is mainly composed of two and three-bedroom semi-detached and terraced homes.
Both show houses over the weekend “were thronged”, according to Purcell Properties, with the selling agent citing its extensive marketing campaign in attracting “a hoard of viewers”.
The prices at the 90-strong development are some €50,000 to €60,000 down from what would have been achieved at the peak of the property market back in 2006.
“There has been a perception for some time buyers were available but were not spending until they perceived the market had bottomed out,” added Conor Purcell. “Events in Ballygunner over the weekend may indicate we have reached that point.”
